Scope

These General Terms and Conditions apply to all activities of AB Prime Immobilien (hereinafter referred to as "Agent") in connection with the brokerage of real estate in Italy.
They apply equally to consumers and businesses, unless mandatory legal provisions stipulate otherwise.

Subject of performance

AB Prime Immobilien provides services in the field of real estate brokerage, in particular the identification and/or brokerage activity in the sale, rental or leasing of real estate.
A brokerage agreement is concluded through written or oral agreement, via email or through implied conduct (e.g., by receiving property information or conducting a viewing).

Duties of the real estate agent

The broker undertakes to process the orders given to him with due diligence, to properly advertise the property and to inform interested parties about essential circumstances, insofar as these are known.
The broker is entitled to act for both contracting parties, provided that no conflict of interest arises.

Obligations of the client

The client undertakes to provide all information and documents required for the mediation completely and truthfully and to inform the broker immediately of any changes.
The client must give the real estate agent the opportunity to view potential buyers and conduct negotiations.

confidentiality

All information provided by the real estate agent – in particular property details, property information and contact details – is confidential and intended solely for the recipient.
Disclosure to third parties is only permitted with the express consent of the broker.
